Top-Hung vs Bottom-Track Systems
Panels hang from a top track with no bottom track on the floor. Creates a fully flush, trip-hazard-free threshold — ideal for level indoor-outdoor transitions to garden terraces or pool decks. The cleaner appearance and smoother operation make this the preferred system for new-build and renovated Dubai villas. Rebated flush threshold as standard.
Recommended for villa indoor-outdoorA lower-cost folding door system with both top and bottom guide tracks. Slightly more stable under high wind loads, making it suitable for larger panel counts (5–6 panels) where a top-hung system would require heavier-grade tracks. The bottom track requires careful threshold finishing to avoid a trip hazard at the opening.

Our surveyor visits your property, takes precise opening measurements, assesses the structural sill and lintel, and recommends the optimal panel count, track system, and glass specification for your location and use case.
You receive a detailed written quotation breaking down frame cost, glass cost, hardware, and installation — with no hidden extras. We offer 3 specification tiers (standard, mid, premium) so you can choose the right balance of performance and budget.
On acceptance, we fabricate your folding door system in our Dubai facility using 6063-grade aluminium profiles. Powder coating is applied to your specified RAL colour. Glass panels are cut and tempered to exact size. Typical fabrication time: 2–4 working days.
Our installation crew fits the track system, hangs the panels, adjusts all hardware for smooth operation, and seals the perimeter against weather. A typical 4-panel folding door installation takes 4–6 hours. We protect your flooring and clean the site on completion.
We demonstrate door operation, folding sequence, and locking system. You receive your 2-year warranty certificate. Our after-sales team is available 7 days a week for any adjustments within the warranty period — at no additional charge.
